Preparing your Home for Capture Day

Please have your home cleaned, staged, and ready for photos before we arrive to capture and shoot the property. This document will offer suggestions to make your Home look as beautiful as possible, which will attract as many Buyers as possible!

Capture Day

Before we arrive, please make sure all lights are turned on, including surface lights on your stove, under cabinets, and small lamps throughout the house. Shut off ceiling fans. Open all curtains and blinds (unless there is an unappealing view out the window you don't want to highlight in the photos.) Close all toilet lids, shut off ceiling fans, and turn off all televisions. Hide personal items that you don’t want to be photographed. Move all vehicles out of the driveway. If possible, take pets outside or in another room otherwise they might be in the photos. We use full 360-degree HDR cameras and it is very easy to accidentally capture a pet or someone who is sitting in a distant room.

Kitchen • Clear clutter off counters • Remove counter-top appliances (toaster, coffee maker, etc) • Remove pictures and magnets from refrigerator doors • Hide wastebaskets - Hide pet dishes and toys • Hide electrical cords and other wires

Bedrooms • Remove clothes and clutter - Make all beds and tuck in sheets • Remove items from bedside tables (clock radios, books) • Ensure burned out bulbs are replaced and all lamps are on • Do not store items under the bed – they are usually visible in photos • Hide electrical cords and other wires

Bathrooms • Remove any toothbrushes or items on sink tops • Remove bottles and soaps from showers • Fold towels neatly and hang over towel rails (or remove completely) • Clean mirrors and wipe down counters • Close toilet seats

Living Rooms • Hide all TV remotes – Close TVs • Clean clutter in room and on shelves • Conceal exposed cables and cords as best that you can • Remove clutter, personal photos, kids toys, etc. • Straighten chairs, pillows and throw

Exterior • Remove cars from driveway • Mow lawn, trim shrubs • Hide trash cans • Hide toys, bicycles, garden tools, supplies, etc • Straighten deck furniture and open umbrellas • Remove grill cover
